Buyer Agency Report
Special Report on Buyer Agency
As you start looking for a property to buy, it may seem reasonable to call the listing agent for information about a property of interest. What you may not realize is that the listing agent is representing only the seller in the real estate transaction. They cannot fully represent you as the buyer. Because the listing agent represents the seller, they cannot certain things to you that would be helpful to you in structuring an offer.
Here are a few things the seller’s agent cannot normally reveal to you or do for you.
1. Reason the seller is selling since that tells how motivated the seller is to sell.
2. Any concessions in price, repair allowances, closing costs paid or other things that the seller may be willing to give up.
3. Any private conversations that the seller and the agent may have had.
4. Any information that could be detrimental to the seller, or give you an advantage in negotiating the transaction.
5. The seller’s agent cannot help you set a price in your offer.
So, the question is ‘how do you get representation in your real estate transaction’? Buyer Agency is your best option. Simply put, your Buyer Agent is working for you and your best interests above all others. Buyer Agency turns the tables in your favor. Your Buyer Agent represents only you and the listing agent represents only the seller. Being represented by a Buyer Agent has many benefits. Your Buyer Agent can:
1. Give you pricing information on SOLD properties in the area you have been looking so you know values.
2. Coach you on what price to offer.
3. Help negotiate with the seller on any counter offers made and needed repairs.
4. Tell you any information they know about the seller like reason for selling, potential concessions, or other information that will give you an advantage in the negotiations.
5. Let you know what the latest trends are in the market so you understand your strength position in negotiating the offer and buying the property.
6. Suggest how to structure an offer that gives you an advantage in the way you buy your property to save you money.
The best part is having your own Buyer Agent normally costs you nothing! In most transactions the seller pays the real estate commission which is split between the listing agent and the buyer agent at closing!
